SK Management Company, LLC provides full-service property management for homeowners associations. We are dedicated to personal service, and believe in the all too often neglected importance of communication, whether it be with board members, homeowners, vendors, or employees. We do not just promise, we honor those promises, and we understand clearly the challenges you face as a board member and a homeowner. We work closely with our Boards of Directors, and understand that not all associations operate the same or have the same needs, and understand that needs may change. A few of our services:

Property Management Services
  • Property inspections
  • Prepare agendas and attend board meetings
  • Return telephone calls in a timely manner
  • Obtaining competitive bids from contractors and vendors
  • Supervision of any on-site personnel
  • Enforce the CC&Rs, Rules and Regulations
  • Represent Association in small claims actions
Administrative Services
  • Organize Annual, Special or Emergency Meetings of Owners and the Board of Directors
  • Prepare Secret Ballot Package and Act as Ballot Collector
  • Mail out Annual Disclosure Package as required by Civil Code
  • Guide and assist the Board in the development of policies and procedures
Financial Management
  • Collection of homeowner dues
  • Prepare, mail, and follow up on delinquent assessment payments
  • Upon Board approval, submit delinquent accounts to a lien service company
  • Preparation of monthly financial statements for Board of Directors
  • Budget preparation and distribution
  • Answering homeowners’ billing questions
  • Maintain operating account
  • Issue payment for operating services or prepare checks for Board signature
  • Meet with Reserve Specialist for preparation of Reserve Study
  • Assist in the annual audit of the Association
